Falkin Associates represented the Construction Lender on this project. Acting as their subject matter expert and Construction Monitor, we kept the Lender up to date with monthly construction site visits and reported back to them with updated on Cost, Quality, and Schedule. The new mixed use building at 255 South King Street north tower has 23 levels over a basement floor and a south tower consisting of 7 floors over a basement level. The building includes 338 parking stalls.   The building north and south towers for Phase I and Phase II enclose 471,287. The north tower consists of restaurants and hotel lobby at the street level and level 2, with hotel dwelling units on the floors above. The Hotel provides 282 hotel rooms.  The south tower consists of restaurant and loading area at the street level, parking at levels 2 through 5 ballrooms at level 6, lap pool and health club at level 7. The north and south towers are placed over a common single story, below grade concrete parking pedestal structure.
